- Offer Assistant – The Offer Assistant is in the top menu (tabs) and is the easiest and most thorough method to add a buyer or seller offer. It will carry you through the process and needs no explanation. It is easiest to always use this method to enter offers.
Other Offer Entry Methods (If you just don’t want to use the Offer Assistant!)
- Seller Offer (Seller is our client) – You can bypass the Offer Assistant and begin a Seller Offer on the Properties tab by selecting the property. Either scroll to the property or search for it in the search field in the top bar. This is assuming you have already entered the seller’s name and property address in the People section when they first became a client, and you checked that the property is For Sale by Us. On the Property page, next to the proper address, click on [+Offer] and use the dropdowns to enter the data. If the data is not in the dropdown, then click on the [+] sign to the right of the proper data field and that will open a new window for you to add the data to the WebApp. Once the new data is entered you may close that window and continue filling out the previous form with the new offer. Once you hit save, the new offer will show up under Transactions.
- Buyer Offer (Buyer is our client) – To bypass the Offer Assistant you must first enter the Seller and Property in the WebApp. Think of this as you must first have a property in order to make an offer on it! There are two ways to accomplish this:
-
- Go to Properties and click on [+ Add Property] in the top bar. Enter the property and then use the [+] button to enter the Seller’s name.
-
- Or, go to the People section and enter the Seller and property address, then click on [+Sale] in the Mailing Addresses section of the Edit Person page to make this property show as a for sale property.
- After either one of the above, go to the Properties tab and click on the [+Offer] next to the address to start the offer. Continue as in the Seller Offer above.
- Buyer and Seller Offer (Both our clients) – If not using the Offer Assistant, begin with either of the above methods. The Buyer and Seller should already be listed in the dropdowns as they would most likely be clients before you make the offer.
